Land Data Awards NLIS Channel License to X-Press Legal Services

01 February 2022

1st February 2022 Land Data, the National Land Information Service (NLIS) regulator has awarded an NLIS channel license to X-Press Legal Services, the UK’s largest independent property search supplier with 27 offices across England and Wales. The new license gives X-Press Legal and their conveyancing clients, direct access to authoritative conveyancing search data, direct from every local authority in England and Wales, the Coal Authority and HM Land Registry.

The NLIS network maintains the highest standards of data transactional security and accessibility available on the market today and remains focussed on providing end users with an optimum property search service, including creating a unique ‘stop-gap solution’ for local land charges data which has migrated to HM Land Registry’s Local Land Charge service.

NLIS technology ensures that, despite completion from two different sources, (local authorities who return the CON29 and HM Land Registry who deliver the LLC1 equivalent) the LLC1 remains the last process to be undertaken, thereby ensuring the search is always up to date, this gives the conveyancer peace of mind, without incurring any additional liability.

NLIS Hub Director Nick Dyoss commented: “I look forward to a long-term successful partnership with X-Press Legal. NLIS continues to grow year on year and is an essential part of our national data infrastructure, delivering trusted, authoritative searches to thousands of conveyancing solicitors and homebuyers.”

Christian Lister, Operations Director at X-Press Legal said: “All searches ordered through NLIS are classified as ‘official’ searches because they are sourced directly from and interpreted by the local authority.  We have a reputation for acquiring leading edge technology solutions for our conveyancing clients and this latest channel license keeps us one step ahead in this fast-moving digital search landscape.”

Land Data is inviting companies to apply for a license to operate as a regulated provider of NLIS data, interested parties should contact NewChannels@land-data.org.uk

Notes to Editors

The National Land Information Service (NLIS) was established in 2001 and is the only government-approved and regulated electronic land and property searches portal in the market. By using an NLIS licensed channel to order data, solicitors benefit from a faster, more efficient service, safe in the knowledge that the data is authoritative, fully indemnified and that the transaction has been conducted through a secure, protected and regulated electronic document and payment infrastructure. NLIS is the only wholly electronic service for ordering and receiving local authority searches covering every local authority in England and Wales, Land Registry, the Coal Authority and other sources of land and property information.
