Land Data and NLIS celebrated the 20 millionth NLIS electronic search, at an event held at Land...

Champagne, gifts and certificates were presented to all the parties involved in the 20 millionth search transaction. NLIS channel SearchFlow processed the search request from solicitors Streeter Marshall who instructed Reigate and Banstead Borough Council to supply official LLC1 and Con29 information for a property in Banstead. The electronic request was sent through to the local land charges team at the council and returned to the solicitor in just one and half days.
"20 million searches is a testament to NLIS meeting the needs of conveyancers who want authoritative, reliable and fast conveyancing data. The NLIS electronic end-to-end model is a proven success, bringing benefits to the data providers; to conveyancers and ultimately to the consumer,” said Jan Boothroyd, Chief Executive of Land Data.
NLIS processes searches for six out of ten of all electronic conveyancing transactions in England and Wales.
NLIS Hub manager, Kate Crook commented: “We are delighted to celebrate 20 million searches in the year in which NLIS celebrates its tenth anniversary. Another great milestone which we are able to celebrate this year, is that every local authority in England and Wales is now fully connected to NLIS with 86% returning searches electronically too.”

Land Data calls for Government to make Official Authoritative Searches compulsory in all home buying transactions

Land Data fully supports the new coalition government’s swift decision to suspend Home Information...

Jan Boothroyd, Land Data Chief Executive said that Home Information Packs almost immediately became synonymous with price and the reduction in price was mirrored by a reduction in the quality of property searches contained within the pack. Ultimately this exposed consumers to incomplete and out of date information, often insufficient for the needs of a buyer. This in turn led to the buyer’s conveyancer ordering searches for the property again and the unsatisfactory situation where the seller and the buyer were both paying for searches.
Land Data believes consumer interests are best served by official, indemnified authoritative data from local authorities, water companies, Land Registry and The Coal Authority. Further more, consumers should only pay for this information once and have the right to expect it to be up-to-date, complete and available at the point in the conveyancing transaction that they need it.
With the removal of HIPs there is an opportunity for Government to look at new initiatives to improve the home buying process and Land Data believes making official searches compulsory will not only protect the home buying public from poor search practices but will bring instant clarity to a confused market.

Land Data launches the 2010 NLIS (the National Land Information Service) channel license programme...

Land Data, the NLIS regulator, is today launching the 2010 NLIS (the National Land Information Service) channel license programme, inviting companies to apply for a license to operate as a regulated provider of NLIS data.
Under the terms of the license agreement, successful applicants will handle authoritative electronic conveyancing searches from official data providers including all local authorities in England and Wales, Land Registry, the Coal Authority and several water companies. The official data is distributed to the licensed channels by the NLIS Hub.
The first phase of the NLIS channel license programme, launched in May 2009 generated a high level of interest which secured two new licensees, Thames Water Property Insight and Australian based information company GlobalX Information.
Over the next 3 months, Land Data will brief applicants on the channel licensing options. The NLIS channel license fee costs £35,000 for 9 years, with no reoccurring annual payment. The new channel roles will take effect in September 2010.
Ian Swithenbank CBE, Chairman IDeA and Deputy Chair LGA Executive commented: “Land Data is the official government appointed organisation that manages and regulates the National Land Information Service (NLIS) contracts. Today NLIS carries the sole mandate of providing the only official electronic ‘front door’ for local authorities. Land Data’s role is to ultimately provide consumers, via NLIS, with official electronic land and property information at a fair price, safe in the knowledge that this information is from source and delivered through the only regulated, secure and national provider in England and Wales.”

Land Data, the NLIS regulator, has today announced a third NLIS channel license has been awarded....

Land Data, the NLIS regulator, has today announced a third NLIS channel license has been awarded. GlobalX Information Services (GlobalX), the largest provider of electronic land and property searches to the Australian legal community, has been granted the license and joins existing channels SearchFlow and Thames Water in providing authoritative electronic land and property search information through NLIS, to the conveyancing profession.
GlobalX has been providing online access to title searching and other land and property search services for conveyancers via its GXS.com.au portal since 1995. The company also offers a broad range of commercial information products as well as owning one of the largest legal practice management software solutions in Australia.
NLIS is the only regulated electronic land and property information process in the market. The NLIS channels operate under strict license agreements which protect the users, clients and the data providers; this creates an environment which is secure, robust and fully supported. NLIS electronically connects essential data providers such as local authorities, water companies and the coal authority via the NLIS Hub to the licensed channels.
Last month the NLIS Hub reduced its transactional fees to channels by 50%. This cost saving will be passed on to conveyancers making the benefits of ordering an electronic search through NLIS even more attractive.
Land Data CEO Jan Boothroyd said: “We are delighted to have GlobalX join us as an NLIS channel and look forward to working together. With GlobalX’s wealth of experience as a leading provider of land and property search data for the legal sector in Australia, we are certain they will make a significant contribution as an NLIS channel in England and Wales.”
GlobalX Managing Director, Cameron Beavis is pleased with the company being granted an NLIS channel license.
“The granting of an NLIS channel license offers GlobalX a dual opportunity. Firstly it provides GlobalX’s UK operations with immediate access to the broad range of the information products it requires to compete effectively in the UK market without the need for a large fulfillment team on the ground. Secondly, it provides a single source of UK information to deliver to our existing Australian customers in support of our anti-money laundering and international information strategies.
This is an exciting time for GlobalX and we are delighted to be working with Land Data and the NLIS team in delivering our unique business model to the UK information services market.”

There is a natural synergy for Thames Water, who as an existing NLIS data provider, will now become a licensed provider of authoritative Con29R data.”
Jason McKinley, Head of Property Insight, said: “This partnership with NLIS will seriously enhance our reputation for quality and marks us as a significant and long-term player in the provision of all property searches. Acquiring an NLIS channel license is pivotal in supporting our existing searches and providing our customers with a single, reliable place from which to buy quality official searches from across England and Wales.”
Property Insight customers will soon be able to access data from the Hub via the website
.

Land Data, the NLIS regulator, has today announced 5 organisations have been shortlisted as prospective licensed channels for NLIS (the National Land Information Service), the electronic data provider of land and property search information.
The prospective new Channel Service Providers will become the interface for NLIS data, extending the reach for the conveyancing profession to access authoritative property search data electronically. NLIS is the leader in the provision of electronic property searches and provides data through a single gateway, from official sources of land and property information, including all Local Authorities in England and Wales, Land Registry and the Coal Authority.
The newly appointed NLIS Channel Service Providers will be announced in October. A number of other organisations applied outside the application timeframe and will be considered for the April 2010 license application.
Land Data, Chief Executive Jan Boothroyd comments: “It has been very encouraging to see the response to our new NLIS license model. By bringing a wider spectrum of channels to the NLIS Hub, we have acted on OFT’s 2005 Property Searches market study recommendation to enable new NLIS Hub electronic connections to be established. We believe the new channels will significantly expand the NLIS market share and ultimately improve the online conveyancing search process.”

Land Data is pleased with the Ministry of Justice’s decision to increase the personal search fee for the local land charges register from £11 to £22, from 1st January 2010.
With Local Authorities (LAs) working to government regulation stipulating that their fees should reflect cost recovery, the majority of LAs have been subsidising the cost of every personal search undertaken.
Commenting on the decision, Land data CEO Jan Boothroyd said: “Working on an un-level playing field and subsidising the business of private search firms serves no benefit to the public and achieved the exact opposite of the Government stated intention. This fee increase is a positive move and goes some way to help level out the playing field.”

The National Land Information Service (NLIS) Hub today announced a decision to reduce its local authority combined LLC1 and CON29R service provider charge to NLIS channels by more than 50%. The reduction will happen in October this year and licensed conveyancers who subscribe to the NLIS channels will benefit from the greatly reduced charge.
NLIS is a reliable, secure and easy to use service that allows conveyancers to request and receive local land and property searches electronically via an NLIS channel. Search products are supplied by local authorities, the Land Registry, the Coal Authority, and water authorities.
Land Data CEO Jan Boothroyd commented: “The general public want fast, low cost reliable search information and the NLIS Hub’s new pricing policy will go a long way to help make this a reality.”
The decision confirms NLIS Hub’s commitment to authoritative, complete, real-time local authority conveyancing search information.
Chris Strutt, Partner at Mayo Wynne Baxter solicitors said: “This is great news for our clients and reinforces what we have long held to be true – that with the ever greater efficiency and cost savings, the NLIS official search in partnership with SearchFlow enables us to deliver a high quality service and the most complete, real time local authority search information. We look forward to passing on the benefits to our clients long into the future.”

The latest official Local Authority data from Land Data reveals the national average price for an electronic local authority (LA) combined CON29R and LLC1 property search has reduced from £114 (March ’09) to £109 (April ’09), and the average electronic CON29R fee has reduced from £94 (March ’09) to £88 (April ’09). Fees from 140 LAs were analysed.
315 LAs now charge less than £150 compared to 303 in March ’09.
149 LAs charge below £100 against 140 in March ’09 and 10 LAs charge over £200 compared to 12 in March ’09.
The reduction in fee is a direct result of the new fee charging regimes introduced on 6th April which mean that both the LLC1 and CON29R search fees are now charged on a cost recovery model.
Land Data CEO Jan Boothroyd commented: “It is encouraging to see that LA fees are getting closer to the objective of charging on a cost recovery basis. Authoritative electronic searches from a reliable source with a reduced fee will ultimately be better value for money for consumers.”
